A Help-To-Buy valuation is an independent valuation from a RICS registered valuer for a property bought with the Help to Buy scheme, introduced by the government to support first time home buyers get a foot onto the property ladder. Unlike mortgages from the bank, the Help to Buy scheme loans you a proportion of the property's value, rather a set amount of money. The amount that needs to be repaid depends on the value of the property at the moment in time.
Our valuations are fully compliant with Target HCA's requirements.
Fees
Our valuations are charged at £175 per property excluding vat.
If you enrolled in a shared ownership scheme with a Housing Association and wish to staircase (increase your share of ownership in the property), you will need to instruct a qualified Chartered Surveyor (who is also an RICS Registered Valuer) to provide an independent valuation. We adapt our reports so that they are in accordance with your contract.

The RICS Home Survey Level 2 report (formerly known as a Homebuyers Survey) has been designed to give you concise information about the condition of a property. Our surveyors spend approximately three hours in the property assessing its condition.
The RICS Home Survey Level 2 report is suitable for all traditionally built houses and apartments, built after 1900, that appear to be in a reasonable condition.
There are two types of RICS Home Survey Level 2; survey only or survey and valuation. We recommend a valuation of the property to help you decide if the price you are paying is reasonable..
The RICS Home Survey Level 2 report will help reveal defects that are not easily spotted by an untrained eye. The report uses a clear traffic-light coding system to describe the condition of each area of the property, and highlights any problems your surveyor has identified.

A property valuation report is a legal and professional assessment of the price of a property, usually prepared for various reasons (probate, divorce proceedings, tax purposes etc). An independent valuation report is conducted by a neutral party who has no interest in the property being assessed. Our private valuations are undertaken by Registered Valuers that are members of the RICS and work to the highest of standards.
When valuing the property, the surveyor will consider the age, size, range of accommodation and condition of your home.
Fees
We charge 0.01% of the valuation with a minimum charge of £250 per a survey + VAT.
*Attic rooms with out building consent do not count as bedrooms.
