Why Should I have a
RICS Level 2 Survey?
(formerly known as a RICS Homebuyers survey)
It’s important to remember that your mortgage lender’s valuation report is not a survey. It simply tells your lender whether or not the property is reasonable security for your loan. Sometimes, the valuation is done without anyone visiting the property.
Property purchases are the biggest investments that most of us will ever undertake and so it makes sense to get a thorough understanding of the property’s condition. You can then make an informed decision about whether to buy the property or not. More importantly, it can also help you decide how much you want to pay for it.
Our surveys provide a comprehensive assessment of the property condition including any defects, and provide detailed technical advice. If we find evidence of defects we always recommend that other professionals attend. Examples of this include structural engineers, damp specialists, tree surgeons etc. Our reports are written in straightforward language with photos throughout. We are happy to answer any questions you have.
Your report will also include associated repair costs – vital information that can be invaluable during price negotiations, and will also help you avoid expensive surprises after you have moved in.
